About The Cove Retreat

Kids crash into the bunkroom. Somebody fires up the grill. The hot tub's already full. This is what The Cove Retreat was built for — a private three-unit compound in Santa Rosa Beach where big groups actually have room to breathe. Sleeps 22 across 7 bedrooms with 3 separate living spaces, 3 full kitchens, and full sized washer/dryers in each unit. No fighting over bathrooms. No one sleeping on an air mattress.

The Spaces

The Cove Retreat  isn't one big house — it's three distinct spaces connected by a shared backyard, each with its own personality.

The Cove is the anchor — the coastal modern main house designed for gathering. Three king bedrooms and a bunkroom stacked with 6 twins give families real flexibility. 

This is where everyone ends up: movie night in the theater room with a 120" projector screen, time spent in the game room with ping pong and basketball, and early mornings in the fully equipped gym before the house wakes up. 3 full bathrooms, a fully stocked kitchen, and a dining table big enough to seat the entire property. Smart TVs, blackout curtains, and sound machines in every bedroom and the living rooms.

The Beach Nook is the quiet escape — a private one-bedroom apartment lockout attached to the The Cove Main House with a queen bedroom, its own kitchen, living and dining space, and a warm tropical coastal feel. Perfect for grandparents or a couple who wants to be close to the action but not in the middle of it. There is a separate exterior entrance to The Beach Nook as well as a lockout door attached to the main house. The interior access door is double-side coded for privacy and security.

The Surf Shack is the carriage house located above the separate 2-car garage — 2 king bedrooms, a pull-out sofa, its own kitchen, living and dining space, and a full bathroom. Smart TVs in the bedrooms and living room. Great for another family or the night owls who don't want to tiptoe past sleeping kids.

Every bedroom has a sound machine and blackout curtains — because nobody's on vacation if they're not sleeping well.

Time Outdoors at The Cove Retreat

Soak in the hot tub after a beach day. Grill, patio seating, and yard games like cornhole and outdoor Connect 4.

10 minutes to Dune Allen Regional  Beach Access. 7  minutes to Grand Boulevard for shopping and dining. 8 minutes to Topsail Hill Preserve if you want the quieter beach or paved nature walks. 12 minutes to Baytowne Wharf inside Sandestin Resort for nightlife and kids' entertainment. And 6 minutes to Sacred Heart Hospital — because peace of mind matters when you're traveling with a big group.

We do not rent to groups of guests under 25 years of age. Adults under 25 years of age must be accompanied by a parent. Breaking this rule will lead to non-refundable cancellation and/or eviction. Quiet hours starting at 9PM.
